When is the Best Time to Sell your Vancouver Home? – Consult with a Vancouver Mortgage Broker
This is a very popular and common question which many people ask both their real estate agent and their Vancouver mortgage broker. The answer varies and is sometimes even hotly debated among the professionals.
Clearly, some people favour certain times of the year over other times. Although, some times of the year might seem better than other times of the year because of the pros and cons, there are other factors that need to be taken into consideration.
In real estate, timing is everything. If you want to get the highest price for the sale or your home, or get the best bargain when buying a home, you really need to get a good feel for the pulse of the real estate market. Marketing trends also relate to individual neighbourhoods because that can vary considerably as well.
It also depends whether you are buying or selling because you need to know whether it’s a buyer’s or a seller’s market. This may be influenced by how well both the national, provincial and local economies are performing. Other factors also include how mortgage interest rates stand and how future economic forecasts may affect the mortgage and real estate market down the road.
Choosing the best time of year also depends of whether you are ready and financially prepared to buy or sell a home.
However, if you’re wondering about which time of year is best there are pros and cons for all the different seasons. Since we are entering the holiday seasons and winter, you might be wondering if there is any point in putting your place up on the market.
Although a home may not look its best at this time of year, and the holidays are a busy time especially if you have a family, you might be surprised to know there are some positive reasons why the holidays and winter are a good time to buy or sell a home. For one thing, you can be assured that any buyer who takes the time to view a house at this time of year is a motivated buyer. The same can be said about sellers.
Also, although you might think that late April or May is the premium time of year for the ‘spring real estate market’ to begin, it actually starts much earlier in February and March. This is actually one of the best times of year to get your home out on the market or start looking to buy a place. And, you know what they say about the ‘early bird catching the worm’.
As winter devolves into spring, the market naturally heats up. The hot zone of the housing market occurs from May and tends to slow toward the end of August and cools off for a bit. This is largely due to people who have school age children and want to get settled in a new home before school starts. August is also one of the more coveted months for taking summer holidays.
The housing market than perks up for a bit in fall and than slows as you approach the holidays and than starts to gain interest slowly as you thread your way through January.
The biggest thing about the spring and summer months is that you can showcase your home better, especially from a curb appeal perspective. It looks better in spring or summer than late fall or winter when the yard might be covered with snow and all the foliage is bare making the yard look somewhat forlorn.
So, you can see there are a number of different factors to take into account. So, answering this question is not as simple as it sounds. One thing you can be assured of is that whenever you need the services of a Vancouver mortgage broker, you can depend on us at any time of the year.
